What you are buying
For $39 AUD (one property) or $99 AUD (up to five properties), one-time, CGTReset provides an Investor Impact Report: illustrated tax under the 50% CGT discount and under the rules that apply from 1 July 2027, across growth rates you can read; a negative-gearing illustration from the contract timing and dwelling type you assert; a note where the 30% minimum tax appears in the sale-year income you assert; a modelled value where our data provider can produce one; whether a 30 June 2027 valuation is worth pricing; a dated checklist; and a PDF. The figures are scenarios and general information. They are not your tax, and they do not decide eligibility for any concession. You may also register interest in future introductions to independent valuers (waitlist — no panel is live yet).
What the numbers are
- The modelled value is an automated estimate sourced from HtAG Analytics. It is not a formal market valuation and is not suitable for ATO lodgement or any purpose requiring a certified valuation.
- The modelled value is shown as a point estimate. Our data provider does not publish a confidence interval for individual properties, so we do not display one. Any observed range of comparable sales shown on the chart is an observed range of real transactions, not a confidence interval on this property's value.
- Dollar tax figures are illustrations using published 2027–28 resident rates, a flat 2% Medicare levy, and a 2.5% CPI assumption from 1 July 2027. They are not an assessment, not a prediction of tax payable, and not an ATO apportionment result. The rules version is printed on the report.
- Under current law, for assets held across the cutover, the default reset is market value at 30 June 2027. An alternative apportionment method may be determined by the Minister under s 112-185 — no apportionment instrument is currently registered. Treasury's exposure draft of 3 August 2026 uses compound growth (nine-step). It is draft — not law. The Treasury Laws Amendment (Tax Reform No. 3) Bill 2026 was introduced on 14 October 2026 and is not yet law.
What this is not
- Not a valuation by a certified practising valuer
- Not tax, financial or legal advice
- Not a prediction of your tax payable
- Not an official ATO tool or calculation
Always consult a registered tax agent and, where relevant, a certified practising valuer before acting.
Australian Consumer Law
Nothing on this site excludes, restricts or modifies any consumer guarantees, rights or remedies you may have under the Australian Consumer Law that cannot lawfully be excluded. Where goods or services fail to meet a non-excludable guarantee, you may be entitled to a remedy.
Refunds
You are entitled to a full refund of the fee you paid ($39 or $99) if:
- Payment succeeds but we cannot generate a modelled estimate for the property you paid for; or
- The paid report page fails to deliver the Investor Impact Report for a reason on our side (system error after payment).
We attempt to avoid charging when a property cannot be modelled by running a pre-payment check. If you are charged and delivery still fails, contact support@cgtreset.com.au with your Stripe receipt. Where our systems detect a paid session that cannot be fulfilled, we aim to refund automatically via Stripe.
This promise is in addition to any rights you may have under the Australian Consumer Law.
Change of mind after a successful report is delivered is assessed case by case. Digital content that has been supplied as described may not always attract a change-of-mind refund; ACL rights still apply where relevant.
Valuer introductions
Registering interest in valuer introductions is optional. A panel of independent valuers is not yet live. If you register, we will contact you when a panel is available in your area — you are under no obligation to proceed with any quote. CGTReset is not a valuation firm and does not guarantee quote turnaround, fees or outcomes.
